. 's/s' is used to talk about family or possessions
This is Mark's car (=it belongs to Mark)
These are Mark's cars (=they belong to Mark)

These are my parents' house (=the house belongs to my parents)
These are my parents' flats (=the flats belong to my parents)

. When it's a proper noun (nombre propio) that ends in -s we add 's.
This is Barnes's book (=the book belongs to Barnes)
